Groupe Montclair breaks ground on Aura sur le Square

Montréal, le 18 mars 2022 – Montreal, March 18, 2022 – Thursday, March 17, marked the groundbreaking ceremony for Groupe Montclair’s Aura sur le Square condo development, launched last month. The event was the official construction kickoff for what will be the last square in Bois-Franc. For the occasion, the mayor of the borough, Mr. Alan DeSousa, the municipal councilors Aref Salem and Vana Nazarian were present, as well as several members of the management and employees of the Montclair Group: Greg Galardo, Nicolas Galardo, Henrik Houle, Stephane Geoffroy and David Langevin.

Speaking with a sense of nostalgia and pride, Nicolas Galardo, Groupe Montclair Sales and Marketing Director, said : “We’ve been developing in this area for 25 years. Breaking ground on the last square in Bois-Franc here today, we’re very proud of how far we’ve come.”

Groupe Montclair officially broke ground today on the Wilfrid condo project in Bois-Franc, Saint-Laurent. Municipal councilors Aref Salem, Francesco Miele and Jacques Cohen attended the groundbreaking ceremony, along with Greg Galardo, Jean-François Tétreault, Henrik Houle, Dominique Galardo and Nicolas Galardo of Groupe Montclair, and Sarah Castoriano from Groupe Mach.

“After launching our project just three months ago in November, we’re proud to announce that 80% of the units have been sold and that construction has begun,” says Montclair Sales and Marketing Director Nicolas Galardo. This is Groupe Montclair’s largest condo project to date in Bois-Franc.

After the WR, WR2, and WR3 projects, phase four of this innovative mixed-use project will include 100 residential units in addition to the other 275 units built in the area. The ground floor will house a range of shops and services to round out the existing commercial offer, including banners such as Première Moisson, IGA, Chocolats Favoris, and more. Wilfrid is designed to meet the highest standards in sustainable development and quality and will include common areas such as a gym and elegant lobby, as well as a lounge and rooftop terrace.

It’s not hard to see why buyers are so excited about this Groupe Montclair project. “Wilfrid is an ambitious project with a distinctive architectural style,” says Nicolas Galardo. “It’s got everything future buyers could want.” The project is located in the desirable Bois-Franc neighborhood with numerous green spaces, shops, and services nearby. The Wilfrid is strategically located just 300 m from the future Bois-Franc REM (Réseau express métropolitain) station, making it incredibly easy to get to and from. LEED Certification ?

LEED. The word is everywhere, but what does it mean? LEED stands for Leadership in Energy and Environmental Design. It’s an international mark of excellence certifying a building is designed, built, and operated according to the highest environmental standards. In Canada, the certifying organization is the Canada Green Building Council (CaGBC).

The benefits of LEED certification impact homeowners as much as developers and builders. LEED homes use less energy and water and offer better indoor air quality and comfort than the average home.

There are three levels of certification: Silver, Gold, and Platinum. The certification level is determined by the number of points a project earns, with a maximum of 110. Points are scored in nine categories, including Materials & Resources, Water Efficiency, and Location & Transportation.

WR3 et TOD

The two builders on the Bois-Franc project, Montclair and Sotramont, are committed to sustainability. All their condo developments aim to be LEED certified. The event was held in the presence of local elected officials, including borough mayor Alan DeSousa and councilors Francesco Miele and Jacques Cohen, members of management, employees, and Groupe Montclair partners, Groupe Mach’s Pierre-Jacques Lefaivre, and Patrice Bourbonnais and Tom Arseneault of GROUPE PETRA.

Groupe Montclair is pleased to kick off construction, which is expected to run through spring 2020 when the condos are delivered.

This third phase of the innovative mixed-use project in Bois-Franc features an innovative concept with modern residential units and commercial units on the ground floor, providing condo owners with access to a range of essentials services.

“The WR3’s ideal location across from the future Bois-Franc REM (Réseau express métropolitain) station is certainly a major advantage, combined with Bois-Franc’s exceptional living environment and easy access to shops,” said Montclair sales and marketing director Nicolas Galardo. The 55-unit project has met with tremendous success since its launch in November, with more than 50% of the units already sold.

The builder is pursuing LEED Silver certification, with careful attention to the ecological footprint of the building materials used. The REM: An Undeniable Asset for the Bois-Franc Residential Project!

With the arrival of the REM (Réseau express métropolitain), Bois-Franc residents will be able to travel more efficiently to the downtown core – and even to Montreal’s international airport.

Bois-Franc: A TOD neighborhood

The Bois-Franc residential project is built on a TOD (Transit-Oriented Development) philosophy, in which access to efficient public transit is a core value. For this reason, residents of the project will soon benefit from the REM’s integration into Bois-Franc’s current train station.

What is the REM?

The REM will be one of the largest automatic transportation systems in the world. It will consist of 27 stations divided along 67 km of double tracks and will include the Bois-Franc station. During peak hours, trains will have four cars, carrying 600 passengers every five minutes.

Will Bois-Franc residents benefit from the REM?

Absolutely. REM passengers will be able to travel to downtown Montreal, the international airport and the South-Shore and will also have access to the green, orange and blue metro lines. The travel time between the Bois-Franc station and the central station will be approximately 16 minutes during peak times. Moreover, bus routes will have stops at various REM stations.
